A stained, sagging or cracked ceiling is a sign that something above needs attention. Prompt ceiling repairs keep a small problem from becoming a collapsed board. Common ceiling problems

Most ceilings fail for a handful of reasons.

  • Water stains: a leaking roof, burst pipe or blocked gutter above.
  • Sagging boards: wet or heavy insulation, or loose fixings.
  • Cracks along joints: movement in the house or poor taping.
  • Holes and missing sections: after repairs, rodents or a fallen board.

Fix the source first. Patching a ceiling that is still wet only repeats the damage. After summer storms or Cape winter rain, check ceilings for new brown rings.

Ceiling types

Homes have several ceiling types, and each repairs differently.

Gypsum plasterboard is common in newer houses and is taped, filled and painted. Rhino board is a similar skim-finished option. PVC ceilings suit kitchens, bathrooms and patios because they shrug off damp. Older homes may have timber boards, pressed metal or fibre-cement sheets.

Warning: asbestos-cement ceilings exist in some older buildings. Do not cut, drill or sand them. A registered asbestos contractor must assess and handle them.

Insulation, cornices and finishing

While the ceiling is open, it is a good time to add or replace insulation. Insulation keeps rooms cooler in summer and warmer on cold Highveld nights, and it reduces heating demand. It must be kept dry and away from downlights and wiring.

Cornices finish the join between wall and ceiling and hide small gaps. They come in plaster, polystyrene and timber. A neat finish needs fine filling, sanding and a primer before painting. Ask the contractor to include painting or to match the existing colour.

Electrical work in the ceiling, such as downlights, needs a registered electrician.

What affects the quote

We do not show prices. Contractors consider the ceiling area, the board type, the amount of damage, access, and whether insulation or cornices are included. Repairing the roof leak is usually separate. Painting adds time. Send photos, the room size and any history of leaks so quotes are accurate.

Safety comes first with ceilings. Contractors work on ladders or trestles, and roof spaces can be hot, dusty and hard to move around in. Make sure the roof space is clear and that someone confirms live wires are not in the way. A neat job leaves no dust behind, so ask whether the quote covers cleaning and removal of the old boards.

Comparing quotes for ceiling repairs

The lowest figure is not always the best deal. When your quotes arrive, check:

  • Scope: exactly what is included, from preparation and materials to rubble removal and clean-up.
  • Materials: the brand, grade or quantity allowed for, and who buys and delivers them.
  • Timing: when the work can start, how long it takes and what happens if it rains.
  • Guarantee and terms: any workmanship guarantee, deposit, payment stages and how long the price holds.

What to include in your request

  • Describe the damage and add clear photos.
  • State the ceiling type if you know it.
  • Say when the leak or sagging started.
  • Mention whether the roof or pipe has been fixed.
  • Give the room size and ceiling height.

Frequently asked questions

Are you a ceiling contractor?
No. HandymanService.co.za is a free quote-request service. We pass your request to independent ceiling contractors and handymen in your area. They quote you directly and do the work. There is no fee and no obligation to accept any quote.
Why is my ceiling sagging?
Common causes are water that has soaked the board, heavy wet insulation, loose screws or rotted timber above. A sagging ceiling can fall, so stay out from under it, switch off the lights if wet and ask for an inspection soon.
Can water stains simply be painted over?
Only after the leak is fixed and the board is dry. Paint over active damp bubbles and the stain returns. A contractor may seal the stain with a stain-blocking primer and replace boards that have softened.
What drives the cost of ceiling repairs?
The area, board type, extent of damage, room height, access to the roof space and the finish all matter. New insulation, cornices and painting add work. Photos and measurements help contractors compare like with like.
